WHAT REALLY MATTERS IN A HOME INSPECTION

Four Things to Know About A Home Inspection

FREQUENTLY ASK QUESTIONS

What is a home inspection?

A home inspection is a thorough examination of a property's condition, including its structure, systems, and components. It helps identify any potential issues or deficiencies that could affect its value, safety, or livability.

Why do I need a home inspection?

A home inspection provides you with a detailed understanding of the property's current condition. It can help you make an informed decision before buying or selling a home, ensuring you are aware of any potential problems or repairs needed.

What does a home inspection cover?

A typical home inspection covers the major systems and components of a property, such as the foundation, roof, electrical systems, plumbing, HVAC (heating, ventilation, and air conditioning), insulation, and more. It also includes an evaluation of the overall structural condition and safety of the home.

What is a "Deal Killer"?

In the context of real estate, a deal killer refers to any significant issue or obstacle that arises during the process of buying or selling a property, which can potentially derail or terminate the transaction. It can include factors such as major structural defects, environmental hazards, legal complications, financing difficulties, or any other condition that significantly affects the value or viability of the property. A deal killer is essentially a deal-breaking factor that may cause one or both parties to reconsider or withdraw from the transaction due to the associated risks, costs, or complications involved.

Certain home inspectors are often labeled as "deal killers" due to their reputation for uncovering significant issues that may impact a property's value or safety. However, it is important to recognize that a thorough home inspector plays a vital role in assisting customers during a real estate transaction. By conducting a comprehensive inspection, they provide valuable insights into the property's condition, empowering buyers to make informed decisions and negotiate repairs. With their guidance and recommendations, a thorough inspector serves as a valuable ally, helping customers navigate potential obstacles and ensuring a smoother and more secure property purchase.

Can you advise me as to whether or not I should purchase the house?

As a licenced home inspector in the state of Illinois, it is important to clarify that it is unlawful for me to provide opinions or advice regarding whether or not you should purchase a house. My role is to conduct a thorough inspection, identify any potential issues, and provide you with a comprehensive report on the property's condition. It is ultimately your responsibility as the buyer to evaluate the inspection findings, consider other relevant factors, and make an informed decision based on your own judgment, preferences, and the advice of your real estate agent or other trusted professionals.

What is thermal imaging, and why is it beneficial during a home inspection?

Thermal imaging is a technology that uses infrared cameras to detect temperature variations in a building. During a home inspection, thermal imaging helps identify potential issues that may not be visible to the naked eye, such as hidden moisture problems, electrical hotspots, or insulation gaps.

How long does a home inspection take?

The duration of a home inspection can vary depending on the size, age, and complexity of the property. On average, a thorough inspection may take around 2-4 hours. Larger or older homes may require more time for a comprehensive assessment.

How should I prepare for a home inspection?

To ensure a smooth and effective home inspection, it is recommended to:

- Make sure all areas of the property are accessible, including the attic, crawl spaces, and garage.

- Clear any clutter or obstructions around key systems and components.

- Provide access to important documents, such as previous inspection reports or maintenance records.

- Notify the home inspector of any specific concerns or areas you would like them to pay extra attention to

What is a home inspection Standard of Practice?

The Home Inspection Standard of Practice (SOP) sets guidelines for home inspectors, defining the minimum requirements for assessing and reporting on various aspects of a property. It outlines the scope of the inspection, covering areas such as the structure, roofing, plumbing, electrical systems, and more. The SOP ensures consistency, professionalism, and transparency in the inspection process, protecting both the inspector and the client. While specifics may vary depending on the organization or region, adherence to the SOP promotes clear expectations and thorough evaluations during home inspections.

As a home inspector, I adhere to the industry-standard practices established by organizations such as the International Association of Certified Home Inspectors (InterNACHI) and the Illinois Standard of Practice. These guidelines serve as the cornerstone of my inspection process. By following InterNACHI standards, I ensure that my inspections are conducted in a thorough, objective, and systematic manner, covering various aspects of a property, including structural components, mechanical systems, and more. Additionally, by aligning with the Illinois Standard of Practice, I meet the specific requirements and regulations set forth by the state, providing comprehensive and compliant inspections. These recognized standards of practice enable me to deliver reliable and professional services to my clients while maintaining transparency and upholding the highest level of integrity in my work
